Common Hot Water Heater Problems

Compared to cars, hot water heaters have relatively few parts to break or wear out.  But problems do happen. Here are the things we most commonly see for electric and gas units alike.

  • Leaking temperature and pressure relief valves, inlet valves, outlet valves, and tanks.
  • A depleted anode rod that leads to rust-colored water and eventually can damage the various components it was designed to protect.
  • A corroded dip tube that lets incoming cold mix with outgoing hot, leaving you without enough hot water.
  • Scale and sediment build-up that reduces performance, and sometimes leads to bacteria growth and smelly water.

Manufacturers recommend regular maintenance.  Most larger businesses do so, but most homeowners neglect it.  Maintenance is primarily draining and flushing the tank to reduce scale and remove sediment.  Doing so once a year increases equipment lifetime and improves performance, giving you more hot water and higher efficiency.  Did you know that without maintenance a 10 to 15-year-old unit may use as much a twice as much energy as when it was new?  Our experts will also perform inspections as performance and safety checks and as replace the protective anode rod as needed.

Electric Water Heaters

Often it’s just a matter of resetting a circuit breaker in your “fuse” box.  But if that happens more than a couple of times there’s likely a problem somewhere along the line.  And sometimes an over-temperature breaker mounted outside the tank needs a reset.  But breakers fail, and an electric resistance heating element can burn out.  Actually, there’s two elements so if you’re not getting enough hot water one of them may have failed.  That’s easily checked by an ohm meter without the need to remove them.

Natural Gas Water Heaters

For safety and efficiency, gas-fired models have quite a few more parts, and they all have to work together.  If you’ve found yourself without hot water it may simply be necessary for you to relight the pilot light.  Or you could have a faulty

  • Thermocouple that thinks the pilot is out and shuts off the gas for safety,
  • Pilot light,
  • Thermostat, controller, or
  • Gas valve.
